We Complete a full screening of a potential tenant by completing a credit check, verifying job and income status, and searching for eviction history and criminal records.

Monthly Collection and Deposit

Provide reports to an accountant along with all the supporting documentation to file for the required forms.

Timely Legal Action

Commence legal action against a tenant in the event of non-remittance of rental charges by hiring an L&T attorney at the approval of the Owner and attend court hearings as required.

     

Fund Disbursement

Disbursing funds in payment of bills incurred in the normal day-to-day maintenance and operation of the subject premise for charges such as insurance liabilities, charges by the DEP, Con Edison, National Grid, DOF etc.

We Provide detailed property income/expense reports monthly.

Provision of cleaning materials

We provide all cleaning materials necessary for the maintenance upkeep.

     

Reasonable Repair Pricing

Securing bids for repairs and/or improvements when requested by the Board and ensure in all situations that bid prices are competitive and reasonable.

Seasonal Exterior Maintenance

Performing seasonal exterior maintenance such as snow and leaf removal.

     

Moving Management

Facilitate the moving in or out of unit owners and tenants, and, as far as possible arrange the dates thereof so that there shall be a minimum of disturbance to operations of the building and of inconvenience to other unit owners and tenants.

Timely and Proper Garbage Collection

We ensure proper garbage collection and maintenance in public areas by assigning a competent superintendent.

     

Inspections Management

We perform building inspections on a regular basis to ensure proper maintenance of the elevator, boiler, electric/gas meters and fire sprinkler systems.

Repairs and remodeling

Arrange for necessary repairs as needed to maintain the property and its common areas.
